Transfer duty payable

Based on SARS rates from 1 April 2026 (unchanged since 1 April 2025).

This calculator gives an estimate only, for general information. It isn't financial, tax or legal advice. Your bank, attorney, SARS or a tax practitioner confirms the final amounts.

How this is worked out

Transfer duty is worked out in brackets on the value of the property. SARS's current table is:

  • Up to R1 210 000: no duty
  • R1 210 001 to R1 663 800: 3% of the value above R1 210 000
  • R1 663 801 to R2 329 300: R13 614 plus 6% of the value above R1 663 800
  • R2 329 301 to R2 994 800: R53 544 plus 8% of the value above R2 329 300
  • R2 994 801 to R13 310 000: R106 784 plus 11% of the value above R2 994 800
  • Above R13 310 000: R1 241 456 plus 13% of the value above R13 310 000

Questions people ask

Who pays transfer duty?

The buyer. Your transfer attorney collects it from you and pays it to SARS before the property can be registered in your name.

When don't I pay transfer duty?

There's no duty on a value up to R1 210 000. If you buy from a VAT-registered seller, such as a developer selling a new home, the sale usually carries VAT instead of transfer duty. Check the offer to purchase, or ask your attorney.

When must it be paid?

SARS requires payment within six months of the date you acquire the property. After that, interest is charged. In practice your attorney asks for the money early in the transfer process.

Can transfer duty go on my bond?

Banks don't normally add it to the loan, so plan to pay it in cash along with the attorney's costs. The transfer and bond costs calculator gives the full amount.
