This calculator gives an estimate only, for general information. It isn't financial, tax or legal advice. Your bank, attorney, SARS or a tax practitioner confirms the final amounts.
How this is worked out
Commission is the percentage you agree multiplied by the selling price. A VAT-registered agency adds 15% VAT. What you keep is the selling price less the commission, your outstanding bond and other selling costs you enter.
Other selling costs can include compliance certificates and the cost of cancelling your bond. If the sale makes a large profit, capital gains tax may also apply.
Questions people ask
What is the standard commission?
There's no standard rate set by law. Commission is negotiated with your agent and recorded in the mandate. Rates are often quoted at about 5% to 7.5% plus VAT, but what you agree is what counts.
When is commission paid?
Normally when the property is registered in the buyer's name, unless your mandate says otherwise. It's usually paid from the sale proceeds by the transfer attorney.
How do I know an agent is registered?
Agents must hold a valid Fidelity Fund Certificate from the Property Practitioners Regulatory Authority (PPRA), and without one they aren't entitled to commission. Ask to see it, or check with the PPRA.
Can I sell without an agent?
Yes. As a private seller you pay no commission, though you handle the marketing, viewings and negotiation yourself. You can list your property on PropertyNow as a private seller.
