This calculator gives an estimate only, for general information. It isn't financial, tax or legal advice. Your bank, attorney, SARS or a tax practitioner confirms the final amounts.

How this is worked out

This uses a common rule of thumb: about 30% of your gross monthly income can go to a bond. Your other monthly debt repayments are taken off that amount, and what remains is turned into a loan over 20 years at your interest rate. Your deposit is then added to give a guide price.

Remember that you also need cash for transfer costs, and that owning a home brings monthly costs such as rates, levies and insurance.

Questions people ask

Will the bank approve this amount?

Not necessarily. South African banks must assess affordability under the National Credit Act. They look at your actual income, expenses, existing debt and credit record, so their answer may be higher or lower than this guide.

Can two people apply together?

Yes. Couples and other co-buyers can apply jointly, and banks then look at both incomes and both sets of debts. Enter your combined income and debts above.

Does paying off debt help?

Usually. Lower monthly debt repayments leave more of your income for a bond, and a clean repayment record supports your application.
